Senior Project Manager
The primary role of the Senior Project Manager is to plan construction projects, and oversee progress in a timely and cost-effective manner. The Senior Project Manager is responsible for the overall budgeting, organization, implementation, and scheduling projects.
Responsibilities:
- Supervision and oversight directing construction projects from beginning to end
- Review the project plans and specifications, building design and scheduling and preliminary budgets
- Handle the overall project finances including reviewing and managing the budget and tracking expenses
- Coordinates with PM and Superintendent to oversee all onsite and offsite construction to monitor compliance with building and safety regulations
- Verify and review submittal management, i.e., log, submittal packages, and distribution.
- Review jobsite setup with Superintendent
- Review material tracking and inventory log
- Review and maintain change order management
- Manage requisitions – compile & review, submit to owner, track payment, approve subcontractor payments
- Manage project closeout
- Prepare internal and external reports
- Work with design team during design development phase.
- Manage Sales leads
- Responsible for each team member including PM’s, Superintendents, Project Engineer, General Laborer.
Qualifications:
- Bachelor’s degree in engineering, construction management, or relevant field
- Microsoft Office skills
- At least 8 – 12 years of construction management or relevant experience.
Project Manager
The primary role of the Project Manager (PM) is to oversee the planning and successful delivery of his/her assigned project. The PM is responsible for all cost/schedule management, coordination/interface with the client and design team, the construction admin. responsibilities (RFIs, Submittal, Document Control, etc.) The PM, in conjunction with the rest of the project team, is also responsible for all subcontractor/trade coordination and QA/QC.
Responsibilities:
- Coordinate with the project Superintendent and the rest of the project team to oversee all construction activities from start to finish and ensure work is conducted in a safe and workmanlike manner
- Facilitate all project startup activities and preconstruction meetings
- Cost Management including all change orders, budget management/forecasting, payment applications, and invoice approval
- Schedule Management including participation in baseline schedule construction, schedule maintenance/updates, and development of fragnets and “what if” schedules
- Facilitate/manage Construction Administration processes – RFIs, submittals, material tracking, meeting agendas/minutes, etc.
- Prepare agenda/deliverables and facilitate Owner/Architect/Contractor (OAC) progress meetings
- Coordinate with client/design team and other consultants as needed
- Oversee/manage Document Control processes – distribution of RFIs/Submittals, maintain/update Contract Documents by posting all drawing revisions, RFIs, etc.
- Oversee and coordinate QA/QC and punch list procedures
- Manage subcontractor progress/compliance and track/resolve issues
- Manage project closeout
Qualifications:
- Bachelor’s degree in engineering, construction management, or relevant field; equivalent experience will be considered
- 5 or more years’ experience in the construction industry (preferably in multi-family and commercial)
- Strong written and verbal communication skills
- Strong computer skills required
- Ability to build positive relationships with peers, subcontractors, clients, design consultants, etc
Superintendent
The primary role of the Superintendent is to manage his or her assigned project, in conjunction with the Project Manager, including overseeing all field operations, site safety, schedule/productivity, and quality of work.
Responsibilities:
- Participate in the pre-construction/job start-up process including development of the baseline schedule and site utilization plans
- Management and planning of all Subcontractor scopes of work to ensure a quality product and timely delivery
- Lead weekly foreman’s meetings, resolve day to day field issues
- Management of McCullough labor (laborers, carpenters) and field operations staff (Assistant and/or Area Superintendents, Project Engineers, etc.)
- Communicate and enforce company’s safety program and all applicable OSHA standards; manage job-site housekeeping/cleanliness
- Communicate and enforce quality standards with subcontractors and vendors
- Create and manage project schedule, develop look-ahead schedules for planning purposes, and produce monthly updates for project team.
- Coordination with utility service providers and city/local jurisdiction officials
- Prepare accurate daily reports with progress photos documenting work activities and labor totals
- Review shop drawings and coordinate work in place, prepare in-situ mock-ups in accordance with the project requirement, draft RFIs when conflicts arise
- Manage all site logistics
- Coordinate material tracking with PM staff and subcontractors/vendors
- Schedule and participate in all material testing, code compliance, and other quality control inspections; communicate non-compliant items with appropriate parties and take lead with required remedial work
Qualifications:
- Bachelor’s degree in engineering, construction management, or relevant field; equivalent experience will be considered
- 5 or more years’ experience in the construction industry with 2 or more years’ experience as an Assistant Superintendent or Superintendent
- Action oriented leader, organized, good time management skills
- Strong written and verbal communication skills
- Basic computer skills required (email, Microsoft Office) with scheduling software experience (buildertrend or MS Project)
- Ability to build positive relationships with peers, subcontractors, clients, design consultants, etc.
